How are Development Impact Fees (DIF) calculated for an Accessory Dwelling Units (ADUs) in multi-family structures?

For Accessory Dwelling Units (ADU) within (or detached from) multi-family buildings, Development Impact Fees (DIF) are proportional to the average square footage of the units within that multi-family structure. 

City staff will use information from LA County Tax Assessor which typically lists the size of the building and the number of units. The total size is then divided by the number of units to calculate average unit size.

Please note: No DIF required if the ADU is less than 750 square feet.

Example: If the ADU size is 50% of the average unit size, then we will collect 50% of the DIF in effect at the time the permit is issued.

The DIF must be paid prior to the building permit final or issuance of the Certificate of Occupancy. The City Planner will verify that DIF was paid, and is responsible for coordinating with Building and Safety staff to ensure DIF is paid prior to building permit final or issuance of Certificate of Occupancy. Conversely, Building and Safety staff will confirm with the Planning staff that the DIF was paid before building permit final or issuance of Certificate of Occupancy.
