How are setbacks from from driveways, private roads, and public roads determined?
Definitions:
Private Driveways are defined by the Subdivision Ordinance under Section 25-40(j)(13) as private roads serving 2 or fewer lots (or parcels).
Private Roads are distinguished from private driveways as roads that serve 3 or more lots or parcels.
Public Roads are owned and maintained by a public agency (e.g., Sonoma Public Infrastructure, Caltrans).
Setback requirements:
For a private driveway that serves 1 or 2 separate parcels, the front property line setback (or street side property line setback, if applicable) is measured from the property line. Since this is not considered a "road," the front street centerline (or side street centerline) setback does not apply.
For a private road serving 3 or more separate parcels, BOTH the front property line setback (or street side property line setback, if applicable) and the front street centerline (or side street centerline) setbacks apply.
For a public road, BOTH the front property line setback (or street side property line setback, if applicable) and the front street centerline (or side street centerline) setbacks apply.
To determine the setbacks that apply to your parcel, follow the steps below:
1. Use the Parcel Search tool to find the zoning designation for parcels located in unincorporated Sonoma County (outside of cities).
2. Find your zoning district located under Zoning Code Designations and browse to the Development Standards section.
3. If your zoning designation contains CC, or Coastal Zone, then use the Coastal Zoning Code Designations.
