Customer question - If a utility shed cannot be located within the front setback, can a propane tank or a water tank be placed there? Are there any specific setbacks or restrictions for these installations?
Large residential propane tanks may be located within the front yard setback (also within side and rear yard setbacks), subject to the following standards:
Fire Code setbacks apply. General setbacks for residential tanks are:
Less than 125 gallons - 5 feet from structures, public ways, and property lines
125-500 gallons - 10 feet from structures, public ways, and property lines
Contact Fire Prevention at PRMD-FireDesk@sonoma-county.org for more information.
If the tank is within an enclosure or fence, the fence and/or enclosure is subject to all applicable setbacks and height restrictions, for front, side, and rear yard setbacks, Scenic Resource (SR) setbacks, and Riparian Corridor (RC) setbacks.
See PJR-133 Fence Guidelines for more information on fences.
Note: Unlike residential propane tanks, water storage tanks must meet all applicable setbacks, including front, side, and rear yard setbacks, Scenic Resource (SR) setbacks, and Riparian Corridor (RC) setbacks.
