New driveways require an Encroachment Permit from the Public Works Department. In addition to requirements set by Public Works, Encroachment Permit applications are reviewed by the Planning Division for zoning compliance. Driveways in RL-1, RL-2, and RH Zoning Districts must comply with RMC Section 15.04.201.040 (F-G). For single-family residences:

  • Only one driveway and curb cut is allowed per single-family residential lot.

  • Curb cuts are only permitted to provide access to approved garages, carports, and parking spaces; All driveways must have a minimum one-foot wide planted area along a side or rear lot line.

  • The maximum width is 20 feet and the maximum length is 20 feet (unless there is approved alley access to a permitted garage or carport).

  • The maximum amount of paving (impervious surface) in street-facing yards is 50% of the required yard.
