A building projection is a feature attached to a building that extends outside of the enclosing walls. Building projections include:
Cornices, canopies, eaves, belt courses, basketball backboards, and chimneys.
Fire escapes, stairways, ramps, and landings.
Decks and porches.
Bay windows and balconies.
Projections that result in additional square footage of usable space require a planning permit. New attached bay windows, balconies, decks, stairways, landings, and porches require a residential addition planning permit. Detached decks and porches require an accessory structure planning permit. After the Planning Permit entitlement, building permits, administered through the Building Division, are required as well. All the other projections mentioned require a building permit and not a planning permit. All projections must meet development regulations, such as the maximum allowed lot coverage and yard setbacks, as well as RMC Section 15.04.601.020 - Building Projections into Yards.
