Every land use situation is slightly different. An existing auto-related use currently in operation may have obtained a Conditional Use Permit or Administrative Use Permit. Or, an existing auto-related use may be classified as a legally non-conforming use. A non-conforming use is the use of a building, structure, or site, or portion thereof, that was lawfully established and maintained, but, because of subsequent changes in the Zoning Regulations, no longer conforms to the specific regulations applicable to the zoning district where the use is located, but may be allowed to continue operations. Additionally, there is always a possibility that an existing use is operating illegally.
