How is outside storage regulated?

Open storage of goods, materials, machines, equipment, and vehicles or parts outside of a building for more than 24 hours must conform to the standards of Section 15.04.601.070 where outdoor storage is allowed, as shown in this Table. The regulations of this Section do not apply to processing equipment, tanks, or other equipment fixed to the ground, to temporary storage of construction materials reasonably required for construction work on the premises pursuant to a valid building permit, and to agricultural/farming equipment used for agriculture or farming on the property. In Zoning Districts where outdoor storage is allowed, there are additional regualtions for screening and setbacks of outdoor storage (Subsection B and Figure 15.04.601.070-C) as well as regulations for storage containers (RMC Section 15.04.610.400). In addition, outdoor storage is different than a construction and material yard.

Outdoor storage is an accessory operation to a business or service, who's business and operations are not reliant or based on the storing and processing of raw materials. Construction and material yard is a land use type that is defined as: storage of construction materials or equipment on a site other than a construction site. Construction and material yards are only allowed in specific Zoning Districts.
