Auto-related uses are organized into several land use categories, and not all auto uses are allowed in the same Zoning Districts. In addition, legally established vehicle service stations can keep operating in Zoning Districts where new vehicle service stations are not allowed, but there’s an exception in RMC Section 15.04.606.060 (C). However, previously legally established auto-related uses may not be allowed to expand their operations to other auto-related services. For example, an existing legally established gas station may not be able to add a car wash or windshield repair services to their business because the land uses "car wash" and "minor auto repair" are not allowed in the present Zoning District. This may be applicable to auto-related properties that are sold to a new owner as well. The Planning Division recommends confirming the allowed auto uses for a property with Planning Staff prior to starting a new auto business or service.
